Does it stack up?
Know before you commit.

A development feasibility report tests your site and scheme against real cost and revenue inputs, then shows the margin and how sensitive it is — so you can see whether the project stacks up before more money goes in.

Four questions, answered in writing

01

Site & scheme assumptions

What is being built, on what site, under what planning position — stated plainly so every number has a basis.

02

Cost & revenue inputs

Land, build, fees, finance and holding costs set against expected sales or end value.

03

Margin & sensitivity

The development margin, and what happens to it when costs rise, prices soften or timing slips.

04

Does it stack up?

A direct conclusion on viability, with the assumptions that matter most called out.

A feasibility report is for you, the developer. It is distinct from a Lender Information Memorandum (LIM), which is a lender-facing submission document.

Australian and US clients

Australian reports are quoted in AUD on enquiry. US reports are quoted in USD on enquiry. Quotes are flat amounts with no GST added. Services cover New Zealand, Australia and the United States only.

How payment works

No payment at enquiry. Once you agree the scope and written quote with us, the fee is payable upfront before work begins. Turnaround is confirmed in your quote.

New Zealand GST applies to New Zealand clients only. Services exported to non-resident clients outside New Zealand are zero-rated for NZ GST. No GST is added to Australian or US fees; the company is not registered for Australian GST.

Already had a Deal Review?

Your paid Deal Review fee is credited in full against the feasibility report fee. The credit applies once — to either a feasibility report or a capital introduction fee, not both.

Feasibility Reports FAQs

What does a development feasibility report cover?

A feasibility report tests whether a development stacks up using site and scheme assumptions, cost and revenue inputs, margin and sensitivity analysis. It explains the commercial implications of those inputs; it is not a guarantee of profit or finance approval.

How long does a feasibility report take?

The delivery timeframe for a feasibility report is confirmed in the written quote. We reply to your initial enquiry within two business days to discuss scope and fit; the Deal Review's five-business-day turnaround does not apply to a feasibility report.

What are the New Zealand feasibility report fees?

New Zealand fees are NZD $3,500 + GST for 2–4 units, $4,200 + GST for 5–8 units, $5,300 + GST for 8–12 units and $7,500 + GST for 12+ units. The applicable scope and unit band are confirmed in the written quote, including schemes at an overlapping band boundary. Fees are payable upfront after scope and quote agreement, not at enquiry.

Can international clients order a report, and what does it cost?

Australian feasibility reports are quoted in AUD and US reports are quoted in USD on enquiry, with no GST added. Services cover New Zealand, Australia and the United States only. No fixed AUD or USD feasibility fee is published.

Why is there no NZ GST for offshore clients?

New Zealand GST applies to New Zealand clients only. Services exported to non-resident clients outside New Zealand are zero-rated for NZ GST. No GST is added to Australian or US fees; the company is not registered for Australian GST.

What happens if the project is not suitable?

If we cannot add value, we will explain that at no charge before you pay. The initial screening is free, does not commit us to take on the project, and does not guarantee a positive feasibility result.

Will my Deal Review fee be credited?

Your paid Deal Review fee is credited in full once against a subsequent feasibility report or capital introduction fee. Using the credit for your feasibility report means it is not also available against capital introduction; it does not apply to LIM preparation.

Is a feasibility report the same as a lender information memorandum?

A feasibility report is a commercial development appraisal, not a lender information memorandum or funding application. LIM preparation, registered valuations, quantity surveying, and legal or tax advice are not included in the feasibility service; any separate work must be agreed separately.

Is capital introduction included in the feasibility fee?

Capital introduction is a separate engagement with a 1.5% fee on finance approval, plus GST for New Zealand clients, reduced by any amount paid by the lender. The feasibility fee does not buy guaranteed funding or automatically credit forward. We disclose the full fee arrangement before you proceed. New Zealand GST applies to New Zealand clients only. Services exported to non-resident clients outside New Zealand are zero-rated for NZ GST. No GST is added to Australian or US fees; the company is not registered for Australian GST.
